The development of the Clydebank East site is a major housing-led development within a key priority regeneration area identified in West Dunbartonshire Council’s Local Housing Strategy.
The site is the first and largest fully “Net Zero Ready” housing development in the region, thanks to the use of super insulation, triple-glazing and zero-emissions heating systems.
CCG (Scotland) commenced construction in January 2023, with the first tenants welcomed in autumn 2024, marking the 500th new build the Council has developed under the current More Homes programme.
Designed by Anderson Bell + Christie, the masterplan comprises 88 homes for social rent, inclusive of 42 one- and two-bedroom flats; 35, three, four and five-bedroom terraced houses; 8 one and two-bedroom cottage flats (including 4 one-bedroom wheelchair-accessible plots), and 3, two-bedroom bungalows.
The Council’s Housing Convener, Councillor Gurpreet Singh Johal, joined staff from the Council’s Housing section, representatives from the Scottish Government and members from CCG (Scotland) to mark the completed development recently.
Convener of Housing and Communities, Councillor Gurpreet Singh Johal, said: “The development at Clydebank East is a fabulous site offering homes which are tailor-made to tenants’ needs. It is a bright, open development with communal areas, also offering excellent transport links into Glasgow to the east and the rest of West Dunbartonshire to the west.
“I am delighted to see this area fully occupied, and to hear that the project has been nominated for a national award just shows how great a development it is.
“It is a warm and welcoming community, and the homes have been thoughtfully developed to meet the changing and specific needs of our tenants.”
Vice Convener of Housing and Communities, Councillor Hazel Sorrell, added: “The site at Clydebank East has a great feel about it. The area has been completely transformed with homes ideal for families to raise their children in a central location. I am thrilled for the tenants who have such a vibrant place to call home.”
Clydebank East was constructed to the ‘Net Zero Home’ build standard, with CCG’s enhanced, closed panel ‘iQ’ Timber System and triple-glazed PVCu window sets combining with air source heat pumps, as well as a combined air source heat pump system (CASHP), to address operational net zero carbon.
CCG Group member Arc-Tech (Scotland) was responsible for the design and installation of the CASHP system, which exclusively serves the block of flats, in partnership with Hawthorne Boyle, as well as the installation of sprinklers and solar PV panels. Meanwhile, Arc-Tech MU carried out a turnkey utilities installation for all main water and electrical services.
Various community benefit initiatives were undertaken during the course of the construction programme, including the creation of 3 full-time jobs for local people and 6 trade apprenticeships, as well as facilitating 17 work placements and participating in various career events at local schools.
Clydebank East has been funded by a £12.6m Scottish Government grant award and West Dunbartonshire Council.
