Construction is now well underway at Graystale Road, a site that has lain vacant since 2012, which will deliver 44 much-needed affordable homes for the area, in a mix of one and two-bedroom cottage flats, and two, three and four-bedroom houses.
Four houses will be fully wheelchair-accessible.
The energy efficient homes will be retained for Stirling Council Housing stock for social rent and are estimated to be completed by spring 2027.
Housing Convener, Cllr Willie Ferguson, said: “I’m delighted to see construction works get underway for new council housing at Graystale Road, St Ninians.
“The location is ideal for transport links, schools and local amenities, and these houses will be a much welcome addition to the local community when completed.”
“I am particularly pleased that these energy efficient houses will help tenants and families in a cost-of-living crisis.”
“Simply put, we need more houses. The current Strategic Housing Investment Plan aims to deliver almost 900 high-quality affordable homes within the next five years, and we are delighted to support this development in St Ninians, as we have on other sites from Balmaha to Cowie.”
CCG (Scotland) has been appointed to deliver the project. The homes will be constructed using the company’s enhanced closed-panel ‘iQ’ Timber System, integrated with its own windows and doors. Utilities, M&E, flooring, and all joinery and plumbing trades will also be deployed as part of CCG’s in-house service provision.
Through the use of CCG’s advanced construction methods, the homes will achieve high levels of airtightness, helping them stay warmer for longer and naturally reduce energy demand.
Air source heat pumps will provide heating and hot water, with wastewater heat recovery also incorporated, while each solar panel system will connect directly to battery storage. Together, these measures ensure compliance with Aspect Platinum Level 1 (Section 7: Sustainability of the Scottish Building Standards) and will help lower operational carbon emissions and tenant fuel bills.
A spokesperson for CCG (Scotland) said: “We are delighted to be supporting Stirling Council’s ambitions to increase the supply of modern affordable homes in the region with the 44-home Graystale Road.
“Not only will the development address localised housing needs, but it will also create a legacy of job creation (4), apprenticeships (1), work placements (12), as well as £10,000 of community-based investment. We look forward to working with the Council and our partners as we move towards a spring 2027 completion.”
