Bearsden Road, Anniesland

Located in the West End of Glasgow, Bearsden Road is a leading example of CCG (Scotland)’s capabilities in land-led development to deliver much-needed affordable homes.

The 0.5ha site sits directly on Bearsden Road, an arterial route to Glasgow city centre and East Dunbartonshire, and is bound by manufacturing premises to the east, residential terraces to the north and the Forth and Clyde Canal to the west.

It was once home to a Sawmill, dating back to the 1930s, and had various guises before being purchased by The Scotsman Group, who owned and operated the Canal Bar and Restaurant until its closure in 2004.

The site lay vacant until construction works began in 2022. The challenge originally posed to CCG (Scotland) was the presence of a B-listed building on the site. While it was in a significant state of disrepair, with its single brick skin at risk of collapse, its Art Deco-style front elevation was considered to have architectural significance. CCG was therefore tasked with demonstrating the case for demolition or identifying a viable solution to retain the façade.

This process was undertaken collaboratively with MAST Architects and Ramage Young, in partnership with our client, Partick Housing Association, and Glasgow City Council, over the course of a year. Ultimately, the Council was satisfied that any form of retention was unviable and unaffordable.

The final design reflects the site’s heritage, comprising two distinct pitched roof flatted blocks, clad in a robust red facing brick and zinc cladding, reaching 5 storeys. The mix comprises 46-, 1- and 2-bedroom flats for social (20) and mid-market (26) rent, including 4 wheelchair-accessible plots.

Outdoor amenity space is also provided alongside a newly reinstated cycle and pedestrian path on the western boundary.

The full extent of CCG’s in-house divisions delivered this development, from land acquisition through to construction, manufacturing, utilities, M&E, and trades. Bearsden Road is also one of the last projects to have been delivered with gas services provision.
